New Housing, Old Layout
Willowgrove was the first area in Saskatoon to blend traditional design elements, specifically narrow deeper lots and back lanes similar to those in Nutana, with contemporary subdivision design.
That is genuinely unusual. Saskatoon’s other newer east and south-side neighbourhoods went the conventional route of wide shallow lots with front-attached garages. Willowgrove looked at what the 1880s core did and rebuilt a version of it in the 2000s.
For snow clearing it means a route here behaves partly like an old neighbourhood, running to the rear of properties, while the infrastructure itself is modern. The lanes were built to current widths rather than platted for a horse team, so equipment that would not fit a Nutana lane fits here comfortably.

On a deeper narrow lot with rear lane access, the working area is at the back, behind the house, and it is bounded by the lot line, the garage, and often a fence. The Most Settled of the New East Side
Willowgrove was built out over roughly 2004 to 2015, which makes it the most fully mature of the newer east-side neighbourhoods. Evergreen was still finishing phases into 2021.
A finished neighbourhood is a more predictable one to service. There is no construction traffic, no half-built streets with temporary access, no lots that change shape between one winter and the next. Routes settle and stay settled.

Willowgrove’s population density is roughly a third of Stonebridge’s, sitting near 2,666 people per square kilometre against Stonebridge’s 8,889.
Lower density means larger lots and more yard per property, which is the single biggest advantage a property can have in a Saskatoon winter. Snow storage is the constraint that decides whether a driveway stays full-width in February, and there is simply more of it here.
